Most of what we represent is spoken for before it's ever listed. We work a short list of neighbourhoods we know street by street, keep a private book of buyers who move quietly, and give every seller a single principal who stays with the sale from the first viewing to the closing table.

We take on only a handful of homes at a time — enough to answer any question about any of them without reaching for a file. The survey, the light at four o'clock, the neighbour two doors down.
The off-market network
A good share of what we sell never reaches a portal. The buyers on our list hear first, see first, and often close before a sign ever goes up.
One team, start to close
You work with the same principal from the first viewing to the closing table — one name, one number, the whole way through. No chain of assistants.
People, not portals
Buyers and sellers stay with us because they trust the people, not a logo. Behind the firm is a small group of principals who have represented homes across the city for years — and who would rather close one house well than list ten.

What do you represent?
A short list of homes across the city's quieter, high-end neighbourhoods — a mix of listed and off-market properties. If a home isn't right for us, we'll say so and point you to someone it suits better.
How do introductions work?
Most clients come by referral, but you're welcome to reach out directly. Send a note through the form below and a principal broker reads it personally and replies — no call centre, no chain of assistants.
